Buyer Map
County deed records turned into a map of cash buyers: who bought, where, how recently and how often — so you know who to call when you have a deal to sell.
Overview
The Buyer Map pulls public property records from county offices and shows you the buyers behind them. Each market is one county area; pick a ZIP code and you see the buyers active there, how many purchases they made and when. You can filter, ask the AI about a market in plain English, and add buyers straight into a campaign so your dispositions list builds itself.
The Buyer Map is included with every account, including the free trial. Open it from Buyer Map in the sidebar.
Markets
| Market | County |
|---|---|
| Dallas–Fort Worth | Tarrant, Dallas |
| Houston | Harris |
| Tampa | Hillsborough |
| Jacksonville | Duval |
| Fort Myers | Lee |
| Lakeland | Polk |
| Raleigh | Wake |
| Cincinnati | Hamilton |
| Cleveland | Cuyahoga |
| Columbus | Franklin |
| Dayton | Montgomery |
| Toledo | Lucas |
Dallas–Fort Worth refreshes weekly. The other markets are refreshed as new county data is published, so check the snapshot date shown on the map before you rely on a buyer's most recent purchase. Owner records that state law protects from disclosure are excluded.
How It Works
Step 1 — Pick a market and a ZIP
Choose the market, then click a ZIP code on the map or pick it from the list. The panel shows the buyers active in that ZIP.
Step 2 — Filter
Narrow the list with the filters at the top:
- Purchase window — how recently the buyer bought.
- Buyer tiers — how many purchases they have made, so you can separate the occasional buyer from the volume buyer.
- Property types — single-family, multi-family and so on.
Step 3 — Ask the AI
Type a question about the market — "Which ZIPs had the most cash purchases in the last six months?" — and press Enter or the sparkle button. Questions end in a question mark, or are four or more words starting with who, which, what or how. The AI answers from the market data.
You get 3 questions a day on the free trial and 30 a day on paid plans. A question the AI cannot answer is not counted against you.
Step 4 — Add buyers to a campaign
Select the buyers you want and add them to a campaign. They become contacts you can text or call like any other, so your buyer list is ready before you have a contract to sell.
Tips & Best Practices
- Start with the buyer tiers. The buyers who have closed several deals in your ZIP are the ones who will close yours.
- Mind the snapshot date. Outside Dallas–Fort Worth, a market's data is as fresh as the county's last release.
- Ask narrow questions. "Top cash buyers in 76116 this year" gets a sharper answer than "tell me about Fort Worth."
- Keep buyers in their own campaign. A dedicated dispositions campaign keeps buyer outreach separate from seller outreach, so your stats stay honest.
